2. Reservation Fees – amount of Reservation Fees (RF) will depend on Total Contract Price amount:
- Reservation Fee is Php 20,000.00 for Php3Million below packages
- Reservation Fee is Php 40,000.00 for Php3.1Million to Php5.9Million packages
- Reservation Fee is Php 80,000.00 for above Php6Million packages
- Reservation Fee (RF) is part of downpayment and valid for 30 days only.
- To avoid cancellation of RF after 30 days, Buyer must contact Developer’s office before Reservation Fee expires.
3. Loan Terms
- Bank Financing
- Maximum term is 15 yrs for OFW and 20 yrs. for locally employed.
- Indicative interest rate is 8% per year.
- However, prevailing interest rate will apply upon loan take-out.
- Loan term will depend on Buyer’s age, work status and capacity to pay.
- In case Buyer will not be approved for Bank Financing for whatever reason, In-House financing scheme will automatically be applied.
- Inhouse Financing
- For Locally Employed & OFW:
- Maximum term is 10 yrs. Term depends on Buyer’s age, work, salary.
- Interest rate is 19% per year from 1 – 10 yrs term.
- For Not Working Filipinos Married to Foreigners:
- Maximum terms is 2-5 yrs only. Depends on spouse’ age, work, salary.
- Interest rate is 19% per year.
- Must be married for 5 yrs. Before allowed to avail Bank Financing.
4. Start of Payment
- Downpayment (for Bank & Inhouse financing) – 30 days after reservation date.
- Cash Deferred Payment – 30 days after reservation date.
- Amortization (for Bank and Inhouse financing) – after full down payment (DP). If Buyer pays full DP, amortization will start 30 days after full DP payment computed base on indicative interest rate.
- All payments must be made in favor of the developer.
5. Total Contract Price
- Includes 12% VAT, Registration and 6% Miscellaneous fees such documentary stamp tax, transfer tax and other taxes and fees relative to the transfer of Certificate of Title (TCT) and Meralco connection.
- Price is based on the current pricelist and is subject to change without prior notice.
6. Discounts
- Full Down Payment – spot downpayment is 15%
- 8% discount if Buyer pays within reservation month
- 5% discount if Buyer pays within 30 days
- Discount is computed base on net down payment amount
- Full Down Payment – Spot down payment is 20%
- 10% discount if Buyer pays Reservation month.

8. Important Reminders
- Reservation Fee is non-refundable.
- Promo and discounts given during reservation is not transferrable and refundable.
- In case of transfer / downgrade to other projects, 50% of the Reservation Fee will be forfeited.
- Bank Amortizations are non-refundable and non-transferable in case of withdrawal and cancellation.
- Down payment may be transferrable on a case to case basis subject to approval and charges.
- Down payments must be covered with postdated checks.
9. Other Fees to Pay Separately
- Bank Charges – for loan processing and documentation expenses. To be paid directly to bank before loan take-out. Estimated bank charges is 3% of loanable amount.
- Insurances – Fire and Mortgage Redemption Insurance (MRI) will be added to monthly amortization. Estimated at 0.0005 of loanable amount.
- Move-in Fees – are payment of Homeowner’s Association one time membership fee, one (1) year advance Homeowners Association Dues and Water connection. Estimated amount is Php 20,000.00 – up.
- Construction Bond (optional) – is required if you construct improvement like fencing, renovation and extension. This is refundable if there is no property damage after construction. Estimated amount starts at Php 50,000.00. Amount to depend on scope of improvement done.

How long is the Construction of the House?

- Note: Construction period includes time for permit application up to final inspection period.
When can Buyer move-in?
- Bank Financing – After full DP & loan is released by the bank.
- In-house Financing – After full DP, issuance of post dated checks and complete requirements are submitted.
- Cash Deferred Payment – When Buyer has paid at least 80% of the Total Contract Price.
- Spot Payment – When all required documents are submitted.
Are Buyers allowed to construct improvement on the house? Yes, Buyer must submit plan of improvement to Developer’s office for approval. Some improvement request might not be allowed.
Are there restrictions on house improvement? – Yes. No deletion on any part of the house is allowed and some extension might not be approved.
Are there choices of House Finishes on Floor Tiles, Doors and Lockset and Cabinets ? – Yes. You may upgrade the house finishes from Classic to Premium to Luxury. Estimated cost of upgrading from Classic to Premium or from Premium to Luxury is Php350,000 – Php500,000.00.

- Price is cheaper for regular lot, inner unit, duplex, single attached, house beside perimeter, facing west, north or south, no park and far from entrance.

Easy Steps in Getting Your Dream Home▲
The following are basic and important details that you should know about owning your own home of choice.
1. Inquire about this Property
Ask or chat with us the project features, inventory, financing options and other relevant information of your desired house.
2. Property Visit
Schedule with us a FREE SITE VIEWING for a better appreciation of the property, amenities, as well as its location, road networks, routes, landmarks and nearby commercial areas.
3. Reserve Application & Payment
Choose your desired property and fills in the necessary forms. The purchase is formalized at the Developer's Office.
4. Marketing & Admin Briefing
After submission of the Reservation Agreement and Quotation Sheet, a final briefing will be conducted by the Marketing Team before the actual purchase is formalized.
5. Submission of Requirements
After the briefing and acceptance of duly filled in forms, Client is given 30 days to submit necessary requirements for the purchase. The property is held under the Buyer’s name.

8. Move-in / Turnover of Property
