Reservation Fees
- Reservation Fee is Php 50,000.00 – 100,000.00 valid for 30 days.
- Reservation fee and Initial payment is non-transferable and non-refundable
Loan Terms
- Bank Financing
- Bank maximum term is 15 yrs for OFW and 20 yrs. for locally employed.
- Indicative interest rate used in computation is 8% per year.
- However, prevailing interest rate will apply upon loan take-out.
- In case Buyer is not approved by the Bank, In-House financing scheme will automatically apply.
- Inhouse Financing
- For Locally Employed, OFW and Not Working Filipinos Married to Foreigners:
- Maximum term is 5 yrs. Interest rate is 15% per year
Start of Payment
- Downpayment – for Bank, In-house Financing and deferred Cash Payment, 30 days after reservation date.
- Amortization – for Bank and In-house Financing – after full down payment (DP). If Buyer pays full DP, amortization will start 30 days after full DP payment computed base on indicative interest rate.
- All payments must be made in favor of the developer: Antel Holdings (Gen. Trias), Inc.
Total Contract Price
- Includes price of the house and lot only. Miscellaneous Fee is not included.
- Price is based on the current pricelist and is subject to change without prior notice.
Discounts
- Spot Cash Payment of Total Contract Price
- 5% discount on the house. 15% discount on the lot if paid within 30 days
- Discount is computed base on Net Contract Price
- Full Down Payment – Spot downpayment is 30%
- 5% discount if Buyer pays within 30 days
- Discount is computed base on net down payment amount
- Note
- Applicable discounts shall automatically be forfeited if buyer fails to comply with payment due dates. Thereafter, regular financing scheme and corresponding payment schedule will be applied.
- Promo discounts is non-transferable and refundable.
Accredited Banks
- Buyer can apply to any Bank of choice since he/she will apply personally and process the same. Developer will give necessary documents needed for the loan application.
Important Reminders
- Downpayment (DP) and amortization will not be paid at the same time. Pay the full DP first before amortization starts.
- In case of transfer / upgrade to another unit, Php20,000 transfer fee will be applied.
- Down payment may be transferrable on a case to case basis subject to approval and charges.
- Down payments must be covered with postdated checks.
Other Fees to Pay Separately
- Bank Charges – for loan processing and documentation expenses. To be paid directly to bank before loan take-out; estimated bank charges is 3-4% of loanable amount. Can be included in the bank amortization.
- Insurances – Fire and Mortgage Redemption Insurance (MRI) will be added to monthly amortization after loan take-out. Estimated at 0.0005 of loanable amount.
- Miscellaneous Fees – are payment of registration fee, documentary stamps, transfer tax and other taxes and fees relative to the transfer of Transfer Certificate of Title (CTC). No outright payment is required because payment will be added to the monthly amortization
- Bank Financing – 8% of Total Contract price
- In-house Financing – 9% of the Total Contract Price
- Move-in Fees – are payment of one (1) year advance Homeowner’s Association dues and Membership fee. To be paid 30 days before move-in. Estimated amount is Php 15.00 per square meters.
- Construction Bond (optional) – is required once you construct the house. This is refundable if there is no property damage after construction. Estimated amount starts at Php 50,000.00 – up. To be paid before construction starts. Subject to deduction for premium and architect’s fee.

- Estimated house construction is 8-10 months
- Note: Construction period may include time for permit application up to final inspection period.
Are there restrictions on house improvement? – Yes. Must submit floor plan to engineering office for approval for approval.
Why do we see different prices in the internet?
- Price depends on location and orientation of the lot.
- Price is cheaper for regular lot, inner unit, duplex, single attached, house beside perimeter, facing west, north or south, no park and far from entrance.
- Price is higher with bigger lot areas like end lot, corner lot, irregular lot cut, facing east, located along main road, near park, amenities and entrance.

Easy Steps in Getting Your Dream Home▲
The following are basic and important details that you should know about owning your own home of choice.
1. Inquire about this Property
Ask or chat with us the project features, inventory, financing options and other relevant information of your desired house.
2. Property Visit
Schedule with us a FREE SITE VIEWING for a better appreciation of the property, amenities, as well as its location, road networks, routes, landmarks and nearby commercial areas.
3. Reserve Application & Payment
Choose your desired property and fills in the necessary forms. The purchase is formalized at the Developer's Office.
4. Marketing & Admin Briefing
After submission of the Reservation Agreement and Quotation Sheet, a final briefing will be conducted by the Marketing Team before the actual purchase is formalized.
5. Submission of Requirements
After the briefing and acceptance of duly filled in forms, Client is given 30 days to submit necessary requirements for the purchase. The property is held under the Buyer’s name.
6. Pay Monthly Downpayment

8. Move-in / Turnover of Property
The property is delivered on a date specified in the Reservations Agreement. Once constructed, the Homeowner and Developer conduct a joint inspection of the property to confirm that all commitments are delivered.
